The term Tanking Treatments or Waterproofing Treatments are words used to describe the installation techniques used to protect buildings.

Water pressure or groundwater will penetrate into a Basement or Cellar below ground level taking usually the easy route to enter the building.

The question here is, what happens if tanking treatments or waterproofing treatments are only installed partially only where the water is penetrating or flowing into the basement or Cellar?

There is little point in wasting money trying to fix the problem with partial treatments systems as these types of systems break down.

The answer here is that the penetrating or flowing water will find another way around the partial system installed and cause failure and water will ingress.

This is why the words Tanking Treatments or Structural Waterproofing Treatment Systems come into play.

If a glass bowl is holding water from the inside, Structural Waterproofing or Tanking Treatments installed to the building either internally or externally, WORK IN REVERSE, by keeping damp and water ingress from the outside entering into your basement or cellar.

The recommended and most obvious option is to install a full Structural Waterproofing Tanking System which is more efficient with less chance of the waterproofing system breaking down if it is installed to the correct specification by a certified Waterproofing contractor.

Various types of full waterproofing tanking systems can be installed including a sump pump and aqua drain channel which is usually fit around the internal perimeter walls of the Basement or Cellar wall areas.

This type of waterproofing is called a type "C" Cavity Drain Structural Basement Waterproofing System installed to BS8102 British Standard Waterproofing Regulations. This type of system controls the water below the floor and wall areas of the building. Although now the regulation does not require a minimum ceiling height of 2.1 Metres in new Basements and Cellars, but we still recommend this when converting your basement into a usable space. If we are instructed we will provide a written inspection report of what we find at the time of the inspection.We charge a fee for the written report on top of the inspection visit charge.

The written report will mention the type of problem found at the time of our inspection visit and will include an estimated cost for us to supply the specialist materials and labour cost required to rectify the type of problem found that requires attention.

Previous to this 2005 date Mr Philip J Fear traded as a sole trader and owner of Multi-Treatments providing the same quality services as we do now some 11 years on.

CAVITY WALL TIE CORROSION.....THE PROBLEM

Cavity Walls incorporating metal ties have been in use since the beginning of the nineteenth century, but it was in the 1930`s building boom that produced large numbers of dwellings constructed using cavity walls. From 1945 Cavity Walls became the normal for the way houses were constructed.

The early metal ties produced mainly of wrought or cast iron performed satisfactorily but in more recent years mild steel ties have been used in the construction of Cavity walls.
The estimate life span of the mild steel ties is appreciably less than the 60 year life expected.

The 1945 standard was relaxed in 1964 and 1978 but in 1981,when the extent of the problem of wall tie failure problem was registered, the British Standard was amended to triple the zinc galvanizing on mild steel wire ties.

Wall Tie failures reported to the Building Research Establishment (BRE) included inferior coatings of bitumen, insufficient zinc  galvanizing on mild steel, aggressive mortars such as those incorporating Black Ash, exposure to marine climates and permeable mortars such as lime that permits rapid carbonation.


HOW MULTI-TREATMENTS LTD CARRY OUT CAVITY WALL TIE INSPECTIONS AND REPLACEMENTS.


Once we have been instructed by clients and access arrangement's have been agreed, we will then carry out a Cavity Wall Tie or Wall Tie Inspection on the property.

The inspection will be carried out to establish the type and condition of the existing Cavity Wall Tie in situ. We will also inspect the internal and external wall elevations for any visible horizontal or vertical cracking that may be present that is sometimes associated with Cavity Wall Tie or Wall Tie failure.  

Multi-Treatments Ltd use two methods to inspect the existing Cavity Wall Ties, as sometimes Cavity Wall Insulation has been installed within the cavity wall and using the Endoscope or Borescope inspection camera would not allow for close viewing of the existing Cavity Wall Ties to check its type and condition.

One of the ways we inspect the existing Cavity Wall Ties, is to locate the Cavity Wall Ties on external wall elevations with the aid of the metal detector.When we do this we are also checking to see if there is insufficient in number of wall ties existing across the wall area inspected.

We mark the location of some wall ties found and carefully cut a brick out either above or below to expose the existing Cavity Wall Ties so we can then inspect the condition of the metal for any deterioration on the internal leaf and external leaf and also within the 50mm or 75mm cavity wall space we have exposed.

We then remove the existing Cavity Wall Tie or other type of Wall Tie from its location to verify and confirm the condition to see if there is any deterioration.

The brick is then put back into place from where its been carefully removed and the hole is made good with Sand and Cement mortar to match existing.

The second way is where we use a metal detector to first of all locate the existing ties. We then drill a small hole through into the cavity so we can pass through the Endoscope or Borescope inspection Camera technical equipment to look into the Cavity and view the condition of the existing Cavity Wall Ties inside either the 50mm  or 75mm cavity walls.

There are different types of Cavity Wall Ties, but the most common ones we inspect are the Fishtail type and Butterfly type Cavity Wall Ties that we usually find existing.

Our recommendations are the complete removal of any Fishtail Cavity Wall ties that are found to be deteriorating at the time of the inspection. This ensures that no further damage can be caused to the property in future years by this type of wall tie if left to deteriorate within the cavity wall. 

We do not recommend the grinding back of the existing cavity wall ties to the inner leaf wall.By leaving the inner part of the Fishtail Tie still embedded in the internal wall substrate can still cause further damage in years to come if this internal V part of the Fishtail wall tie is left in situ.

After the Cavity Wall Tie inspection has been carried out by Multi-Treatments Ltd we can provide a written inspection report of our observations,expected lifespan left of the existing wall ties, and recommendations and estimate of any remedial Cavity Wall Tie Replacement works that may be necessary which depends on the condition of the wall ties found at the time of the inspection.

Multi-Treatments Limited charge a ₤100.00 fee to carry out a Cavity Wall Tie Inspection. (The fee is payable prior to or at the actual time the inspection takes place).

Multi-Treatments Limited also charged a fee of ₤150.00 on top of the inspection fee to supply a Written Cavity Wall Tie Inspection Report Of Our Findings, Recommendations and Estimate of any Cavity Wall Tie Replacement Or Cavity Wall Tie Failure Works requiring attention that maybe found at the time of the inspection. Please note that the Written Inspection Report will be sent out to clients once payment for the report has been received in full and cleared.

Multi-Treatments Ltd recommend the existing Fishtail wall ties to be completely removed where deterioration or failure has occurred and replaced using manufactured new Austenetic 304 or 316 Grade Stainless Steel Bar Ties to conform with BRE Digest 329,401 and BS 5628 or similar.

Dry Rot if left untreated can be devastating and destructive to most types of untreated timbers, plaster and mortar during its growth path.  
An explanation of the term used and the life-cycle of dry rot can be broken down into four main stages. 
The first stage is where Dry rot begins as a microscopic spore which, in high enough concentrations, can resemble a fine orange dust. 
The second stage is if the spores are subjected to sufficient moisture they will begin to grow fine white strands known as hyphae. 
The third stage is as the Hyphae germinate they will eventually form a large mass known as Mycelium. 
The final stage is the result of a fruiting body which pumps new spores out into the surrounding air.
These spores will then under the right temperature and conditions start the process again and grow into more fruiting bodies.
The result of this process is destruction of untreated timber as the moisture is drawn from the timber that is being affected.
The timber then becomes Dry so this is how the term Dry Rot evolved, even though it is a fungi.
The moisture is then drawn back to the fruiting body along its growth path.Dry rot is very destructive if left untreated or is not removed or isolated. Even if the existing affected timbers are replaced or removed, Dry rot can outbreak again if not treated to the correct treatment specification. 
This is why it is very important and wise to make sure that the outbreak is properly treated by an approved Dry Rot expert specialist who works to the correct specification for dry rot treatments and code of practice. The right diagnoses and treatment measures are designed to protect your property investment for future years.

Dry Rot (Serpula lacrymans) if left untreated can be very destructive to the structure of the building during its growth path.

It is very important to expose the full extent of the Dry Rot outbreak, including a margin of clearance beyond the last visible signs of growth in all directions.

The Mycelium growth strands, which look very much like a spiders web in some cases, searches through the substrate to collect moisture which is food for the Dry Rot fruiting body, which looks very much like a piece of leather and the spore dust it gives off are often bright orange or bright red in colour.

Dry Rot is usually found affecting timbers in areas where there is a source of moisture,( e.g, defective rain 

water drainage systems, roof leaks, poor ventilation, failure of the existing Damp proof course etc) are just a few examples, but Dry Rot also likes dark humid atmospheres which helps it grow unseen behind Skirting's, Sub floor areas, Load bearing joists ends and Cavity walls.

It gives off a pungent smell which is very distinctive in odour, and this is one of the ways it can be identified as being Dry Rot and not to be confused with Wet Rot.

One of the important parts of treating Dry Rot is to firstly find where the outbreak originated from and remove the defects contributing to the damp conditions which caused the outbreak.

Once the area has been thoroughly exposed and the full extent of damage has been assessed, treatment measures can then be introduced using sterilisation, Fungicides and Biocide treatment techniques.

Ideally all Dry Rot affected areas should be left exposed as long as possible after treatments have taken place to help with the drying out of the masonry treated.

All timbers that are replaced should be treated with suitable wood preservative and isolated from direct contact with the masonry.

This can be achieved by treating and protecting any timber ends in touch with the masonry with D.P.M (Damp proof Membrane).

It is also important to create or improve the cross flow movement of air below sub floor areas by installing additional or larger vents, or air bricks.

This will help in controlling the moisture content of the underside of the floor structure below 20%

MULTI-TREATMENTS LIMITED WET ROT INSPECTIONS AND TREATMENTS SERVICES  

Wet Rot is usually found affecting timbers in contact with masonry and It is also found where there has been a source of water or moisture in contact with timber like the photo taken by the business owner above.

Some of the common places where Wet Rot is found to be affecting timbers are load bearing joist ends at Damp proof course level, Timber Wall Plates, Timber Lintels, Staircase Strings, Roofing Timbers, Fence Posts, etc, but wet rot fungi can also be found in many other areas.

By treating the cause of the Damp or moisture and protecting the new treated timber can prevent any further deterioration.

It is possible to leave some timbers in situ by cutting back and removing the Wet Rot and then treating with Wood Preserving Timber Preservative Paste or Gel the sound timber left in situ, to stop any further deterioration.

Multi-Treatments Limited are approved to carry out Wet Rot treatments to properties in line with the Health and Safety regulations and we only use treatment products that are approved under the Control of Pesticides and Fungicides regulations for use in treatments for Wet Rot infestations.

Multi-Treatments Limited recommend the replacement of affected timbers with new treated timber and any load bearing timbers that are in contact with the wall to be wrapped in Damp proof Membrane to protect the ends from moisture contact.

Multi-Treatments Limited are Bower Beam Specialists which are used when replacement of affected load bearing timber Joists is required.

The affected timber Joist is supported then cut back to sound timber and Bower beam plates are then fixed along each side of the remaining sound timber to support the load bearing joist end seated in the wall. This technique is a way of keeping costs down when replacement of timber is required.

Common Furniture Beetle (Anobium punctatum), Wood Boring Weevil, Deathwatch beetle (Xestobium rufovillosum are just a few of the insects that can be found to be affecting timbers in properties.

Spray treatments are more effective against the infestation when Woodworm is found to be Active and not just dormant.

Active wood boring insects are more active in areas of Damp timber, so its wise to rectify the sauce of damp and create more ventilation where necessary.
