Since we have been Trading since the year 2005 as a Remedial Damp proofing and Timber Building Preservation Services Company and also installing Remedial Cavity Wall Ties and Remedial Restraints to buildings, with many happy clients using our services over that period, we have had some feed back from customers. Some of our customers were telling us that they felt that Insurance Backed Guarantees we offered our clients at the time from the insurance company we used to insure the remedial works we installed were a waste of money and expensive . Due to this feed back we decided that from that time going forward to offer our own company guarantee for Cavity Wall Tie Replacements works we install to customers properties to help our clients save money. CAVITY WALL TIE CORROSION.....THE PROBLEM
Cavity Walls incorporating metal wall ties have been in use since the beginning of the nineteenth century, but it was in the 1930`s building boom that produced large numbers of dwellings constructed using cavity walls.
From 1945 Cavity Walls became the normal for the way houses were constructed.
The early metal ties produced mainly of wrought or cast iron performed satisfactorily but in more recent years mild steel ties have been used in the construction of Cavity walls.
The estimate life span of the mild steel ties is appreciably less than the 60 year life expected.The 1945 standard was relaxed in 1964 and 1978 but in 1981,when the extent of the problem of wall tie failure problem was registered, the British Standard was amended to triple the zinc galvanising on mild steel wire ties such as Butterfly Wall Ties.
Wall Tie failures reported to the Building Research Establishment (BRE) included inferior coatings of bitumen, insufficient zinc galvanising on mild steel, aggressive mortars such as those incorporating Black Ash, exposure to marine climates and permeable mortars such as lime that permits rapid carbonation.
HOW MULTI-TREATMENTS LTD CARRY OUT CAVITY WALL TIE INSPECTIONS AND REPLACEMENTS.
Once we have been instructed by clients and access arrangement's have been agreed, we will then carry out a Cavity Wall Tie Inspection or Wall Tie Inspection on the property.
The inspection will be carried out to establish the type and condition of the existing Cavity Wall Tie in situ.
We will also inspect the internal and external wall elevations for any visible horizontal or vertical cracking that may be present that is sometimes associated with Cavity Wall Tie or Wall Tie failure.
Multi-Treatments Limited use two methods to inspect the existing Cavity Wall Ties, as sometimes Cavity Wall Insulation has been installed within the cavity wall and using the Endoscope or Borescope inspection camera would not allow for close viewing of the existing Cavity Wall Ties to check its type and condition.
One of the ways we inspect the existing Cavity Wall Ties, is to locate the Cavity Wall Ties on external wall elevations with the aid of the metal detector. When we do this we are also checking to see if there is insufficient in number of wall ties existing across the wall areas inspected.
We mark the location of some wall ties found and carefully cut a brick out either above or below to expose the existing Cavity Wall Ties so we can then inspect the type and condition of the metal wall tie for any deterioration on the internal leaf and external leaf where they are bearing and also within the 50 mm or 75 mm cavity wall space we have exposed.
We then remove the existing Cavity Wall Tie or other type of Wall Tie from its location to verify and confirm the condition to see if there is any deterioration or failure.
The brick is then put back into place from where its been carefully removed and the hole is made good with Sand and Cement mortar to match existing.
The second way is where we use a metal detector to first of all locate the existing ties.
We then drill a small hole through into the cavity so we can pass through the Endoscope or Borescope inspection Camera technical equipment to look into the Cavity and view the condition of the existing Cavity Wall Ties inside either the 50 mm or 75 mm cavity walls.
There are different types of Cavity Wall Ties, but the most common ones we inspect are the Fishtail type and Butterfly type Cavity Wall Ties that we usually find existing.
Our recommendations are the complete removal of any Fishtail Cavity Wall ties that are found to be deteriorating at the time of the inspection.
This ensures that no further damage can be caused to the property in future years by this type of wall tie if left to deteriorate where the wall ties bear on each side of the cavity wall or within the cavity wall.
We do not recommend the grinding back of the existing cavity wall ties to the inner leaf wall.By leaving the inner part of the Fishtail Tie still embedded in the internal wall substrate can still cause further damage in years to come if this internal V part of the Fishtail wall tie is left in situ.
After the Cavity Wall Tie inspection has been carried out by Multi-Treatments Ltd we can provide a written inspection report of our observations,expected lifespan left of the existing wall ties, and recommendations and estimate of any remedial Cavity Wall Tie Replacement works that may be necessary which depends on the condition of the wall ties found at the time of the inspection.
